Major Advice Needed

Situation:

Myself, two friends of mine, and another kid are considering getting a house to live in for next year, sophmore year in college.

I found a house about 5 minutes walking from campus, really nice.

Me: I am in love with the house that I found, and it's three bedroom. I am best friends with friend #1 out of the three.

Friend #1: Loves the house also. Also, hates roommate #3, and doesn't want to live with him next year.

Friend #2: Is roommates currently with roommate #3, and doesn't want to be an ******* and tell him to get the hell out.

Roommate #3: Is a huge douchebag. Also, is the only one of all of us that has a backup as he can live with his fraternity next year.

Problem: Friend #2 and Roommate #3 started the whole idea, so I sort of came in last. He could just say I was here first.

How would you broach the subject?
