Title Insurance Question

Why do you have to get Title Insurance for a new home? There aren't really any previous owners are there?

Also, I know that the Title Insurance has a set rate in Houston (Texas?) Does anybody know what it is?

title insurance covers the land also. It protects the owner and mortgagor against claims on the deed.

You don't have a choice unless you are paying cash. Your lender will require it.

Ah, land! I forgot about that. I guess understand why you have to pay it, it's just so expensive!
