Home Inspection

    Hey guys,

    So im taking a new step and buying a condo (or at least i put the offer and if they accept which they should). I have to get an inspection done on the condo and was wondering from anyone here if they have the number of a good home inspector. I want him to be reasonable in price as well as thorough. Since it is my first place i want to make sure i don't leave anything to chance. All your help is appreciated.

    Shoot me an email. I have the name of inspector #1 that litterally writes the tests for Texas. He's awsome. In fact, when you mention his name, the selling real estate agent might cringe ...he's that good. I've used him twice. IMO he doesn't overcharge but you can find someone cheaper ...but you get what you pay for.

    your realtor should refer you to a good inspector stack

    See that's the thing. I didn't really go through a Realtor to find it. My friend is a Realtor who's aunt was selling this property and was selling it to someone else but he bought a different one and i just thought it was a good deal and took the deal. I would rather have my own inspector that is independent from both of them because they are family and stuff. Don't want any funny business.

    You can try to call Kevin Smith. He's an active member of the Real Estate Investment Club of Houston. I think he charges around $250 for a house but I'm not sure. I have not used him but he writes a lot of articles for the club so he's pretty knowledgeable. (713) 858-1330

    I don't trust inspectors that are recommended by agents. Often, inspectors and agents have relationships a little too cozy that benefits their respective businesses rather than protecting your interests.

    For example, if the inspector is too harsh in their report, it'll scare off the buyer. Therefore, the agent will never give that inspector another referral. In order to get more referrals, inspectors "work with" the agents to "soften" the report so it doesn't look bad. Personally, I want to hear all the ugly truth and I'll decide what is or is not important.
