Real estate - builders

    My moms friend is a local builder and he was telling me he could show me some homes in my price range that were available. I drove threw the new subdivision were he told me the homes were and saw that there were people living at every house. I only saw open lots with his signs up.

    So how does it usually work..

    do i have to buy a lot then pay for the house to be built?

    Or

    do i just pick the house i want and they build it where they have an available lot open then sell it to me?

    He will probably give you one price for everything -- and build his lot acquisition cost into that. Not all floor plans fit all lot shapes/sizes. Yes, you can pick your lot and layout (most likely!) -- but you might pay more for X lot vs. Y lot.
