    Your Realtor should be able to give you a recommendation of a good one that they work with.

    I used Brad Leland a few years ago for my new house. He was a very knowledgeable guy that took the time to educate me on stuff that I just didn't know. He came highly recommended to me by a few people I knew.

    Wouldn't a realtor have a conflict of interest in recommending a home inspector?

    It's pretty standard for a Realtor to give clients a list of good inspectors, they are then free obviously to choose whomever they want. There are just so many bad inspectors out there right now- sometimes buyers need some direction on getting a good inspector so they don't have any "surprises" when they move into their new house.

    I see the angle you are getting at but that's not how it works, at least not with a good realtor. They want a happy client who has purchased a house they love...

    Whoever you choose, be sure and go to the inspection with them. You will learn a lot. Written reports and conversations after-the-fact are great, but watching the inspector react to things and the ability to ask questions on the spot is incredibly valuable. It's also good to get a read on the sellers if they are there. Some people aren't good actors when they are trying to hide something. I'm a witness.

    It's worth a day off from work if necessary.
